1132 square feet 2 bedrooms 1 bathroom this house could easily be a one and a half bath or maybe even two small full bath with just a few small changes. This house is real solid with most work being done inside. Outside needs minor work and paint.
Please don’t waste my time asking me to take less money on this house or asking me to email you. There is more than enough meat on the bone to make money on this project. Once it’s complete I only wish that I was still physically capable of following through with It.
This house will easily bring $200 square foot with where it’s located and the activity going on around it with the Right finishes. I have enclosed a copy of a home just two blocks away that brought more than that and it’s smaller. The Yard is set to include a rooftop balcony, a 24-hour fitness center, a secure package room and additional storage for tenants at The Yard. There are set to be two buildings that will make up the development, both on the corner of Pennsylvania and South Streets, with the building north of the Pennsy Trail including the parking garage as well. First-floor town homes are also envisioned for the south building.
Bowers said the town homes would have a “brownstone approach,” where the front doors will be facing the door and leading out to the sidewalk.
The building north of the Pennsy Trail would also have a private courtyard facing the trail for outdoor amenities available to apartment residents.
The Yard at Depot Park development will be funded by TRG. Bowers said TRG has sent public funding requests to the state for a $2.5 million grant for the project, and the city would contribute $5.3 million through TIF
Councilman Jeff Lowder sees The Yard at Depot Park project as a “change of use” for that area of downtown, transitioning it away from storage and toward building a community space.
“The city of Greenfield is no longer using railroad tracks, and the Pennsy Trail is now for the citizens of Greenfield to utilize,” Lowder said. “Part of that vision for the Pennsy Trail was to bring people to live in downtown Greenfield.”
Greenfield mayor Titus said he has spoken to mayors of Franklin, Fishers and other cities that have had similar developments built in their cities, and they told Titus it has brought more business owners and economic opportunities for those cities.
