**Immediate needs:**
1. **Roof repair** – Replace shingles that blew off in a recent storm (small area, ladder work required)
2. **Shutters** – Reinstall a few plastic exterior shutters
3. **Landscaping** – Mulch, trimming, mowing, and applying weed/pest chemicals
4. **Flooring** – Install hardwood flooring (please note your experience level with this — it's the most skilled item on the list)
5. **Plumbing (minor)** – Replace a sink P-trap
6. **Plumbing (minor)** – Rebuild toilet tank internals to stop constant running (flapper/fill valve)
