We purchased this property about twenty years ago for our animal charity's use.
When we bought it, it was a single, flat-roof masonry building. We rehabbed it, added custom trusses and turned it into a charity veterinary/spay/neuter clinic. We totally redid the electrical, plumbing, HVAC and much more. We basically had gutted the place, then rebuilt it professionally. The mechanicals are A+ for sure.
Its interior has recently been repainted, professionally cleaned and had new flooring installed. Some walls are painted cinderblock and some are drywall or FRP panels. There is a 50G water heater, upgraded electrical service, central air and epoxy flooring in one room. There are two 3/4 bathrooms. There are multiple floor drains. There's a kitchenette and a break room with sink, garbage disposer, countertop and cabinets. There's a laundry room with lots of cabinets and counter space. There is a drop ceiling throughout with lots of lights. We recently did some reframing, drywall and installed new steel doors. We recently relocated the outside air conditioner unit and installed a security cage around it. We recently had the building's brick and siding exterior professionally painted.
We added a sizable pole building, half of which is wide open and half of which is offices and storage two stories tall. This building has a recently installed forced-air gas heater and 14' overhead doors at each end. The ground floor of half the building (the offices half) has gray epoxy flooring. The concrete throughout the building is 5500#psi, polished and reinforced. This building has its own electrical and is wired throughout, but there is no drywall over the studs yet, so you can finish to your own tastes. Note that the square footage drawing doesn't include the ~ 960 sq. ft. upstairs.
Some of the lot has had recent paving. There's a ton of parking.
We recently had gutters and downspouts installed.
There is a tall chainlink + barbed wire fence around the property.
There are two curb cuts (entrances) with gates and a driving lane next to (south of) the building.
There are security lights on poles and photocell-controlled security lights all around the building.
There is an enormous sign that is grandfathered and which I doubt they'd give a permit for these days. It's worth its weight in gold, as you can see it from far, far away. It has a letterboard below it and we have tons of the expensive letters to use on the letterboard; these are negotiable. We had it refurbished and new signage put on it after the photo was taken.
This is an extremely visible location with a high vehicle count each day, so the location is a cherry if you're in a business that needs easy availability to your customers. Easy access to Washington Street, Shadeland, I-465 and I-70.
There is a post office a hundred yards away, which is convenient for shipping.
