Indy Sweet Homes LLC is seeking a dependable, skilled, and motivated full-time Property Maintenance Technician to assist with the daily upkeep of our rental properties. This is a hands-on position for someone who takes pride in their work, communicates well, solves problems, and can complete assignments with minimal supervision.
Key Responsibilities
* Mow lawns, remove weeds, apply weed-control products, plant flowers, and maintain landscaping
* Trim overgrown shrubs and small tree branches
* Perform interior and exterior painting
* Patch holes and complete minor drywall repairs
* Replace kitchen and bathroom faucets
* Unclog sinks, tubs, and minor drain blockages
* Relight water heaters and perform basic troubleshooting
* Replace furnace filters and reset tripped circuit breakers
* Install and remove window air-conditioning units
* Install or replace doors, windows, locks, and hardware
* Install security cameras, exterior lights, and basic fixtures
* Clean gutters and pressure-wash exterior surfaces
* Perform light pest-control treatments
* Assemble and move furniture, appliances, and supplies
* Hang pictures, shelves, blinds, curtains, and other household items
* Complete light cleaning and property-turnover tasks when needed
* Pick up materials, supplies, inventory, and deliveries
* Monitor inventory and report when supplies need to be reordered
* Inspect properties and promptly report damage, safety concerns, or needed repairs
* Communicate professionally with tenants, guests, contractors, vendors, and management
* Maintain the cleanliness, condition, safety, and curb appeal of each property
* Respond to routine maintenance requests and assist with occasional urgent issues
* Perform other everyday property-maintenance duties as assigned
Required Qualifications
* High school diploma or equivalent
* Previous experience with property maintenance, handyman work, construction, remodeling, landscaping, or a related field
* Working knowledge of basic plumbing, electrical troubleshooting, painting, drywall repair, landscaping, and general property upkeep
* Must have a valid driver’s license and a dependable vehicle suitable for traveling between properties and transporting tools and supplies
* Must own and maintain the basic tools necessary to perform general property-maintenance work
* Must own a dependable lawn mower and appropriate lawn and gardening tools
* Strong communication and customer-service skills
* Dependable, punctual, organized, and able to manage daily assignments
* Honest, trustworthy, and committed to working with integrity
* Positive attitude and willingness to learn
* Able to work independently and as part of a team
* Able to safely use hand tools, power tools, ladders, lawn equipment, and pressure washers
* Physically able to lift and move materials, furniture, equipment, and supplies
* Drug-free workplace; the selected candidate may be required to pass a drug screening
* Must be able to pass a background check consistent with applicable law
