Maintenance Rover (Apartment Community)

Monarch Investment and Management Group is seeking an experienced Maintenance Technician to join our team at the Brookwood Apartments in IN. This position works independently on renovations and special projects and will require some travel. The position will not involved any work in unit (turns or work orders) and will not require to be on-call. Essential Responsibilities:

-Responsible for curb appeal improvements and upkeep of all common area (door replacement, stair replacement, gutter and roof systems, laundry areas, water and sewer main, asphalt and concrete, balconies,....)
-Exterior structural maintenance as it relates to curb appeal including trim, gutters and siding
-NO on call
-Other duties and special projects as assigned

Other Duties:
• Assist in capital projects including but not limited to rehab and/or major repairs
• Assist in managing 3rd party vendors including gathering 3 bids for projects

Knowledge, Skills and Experience required (unless otherwise noted):

- High school diploma or equivalent
- 4+ years' experience in maintenance, including basic project management and reporting
-Welding experience
-Knowledge of maintenance budgets, can read, manage assist in creation of project budgets
-Dry walling including painting and carpentry
-Extensive knowledge of plumbing including sweating copper pipe
-Extensive knowledge of electrical including outlets, switches and light fixtures
-Knowledge of repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
-Some HVAC knowledge or certification preferred
-Basic water heater knowledge both electric and gas preferred
Excellent problem solving skills
- Pool maintenance/CPO certified
